Many Sellers believe that summer is not the best time to list their home, but with Naples recently voted as the number one southern “boomtown,” there is no doubt that buyer interest was also booming in June. The June 2019 Market Report released by the Naples Area Board of REALTORS, revealed that 500 potential buyers were shown homes for sale in the Naples area every day during June. Closed sales in the Naples area during June decreased 10.3 percent compared to last year, but closed sales year to date have only decreased .7 percent.
According to the report, inventory in June dropped almost 12 percent, and is at the lowest level seen in about three years. However, values are still holding steady across the board. Only homes in the $1 million to $2 million range had a median closed price decrease in June. With reduced competition, this provides sellers with great opportunities.
“This is an opportune time for both buyers and sellers” stated Brittany Skotak of the Skotak-Brown Group. “Buyers are taking advantage of attractive pricing in this market, while sellers are seeing multiple offers for properties that are priced to market value.”
Right now, it is best for buyers to move quickly on those properties they have serious interest in because the property will most likely not be available for long. Sellers who understand they don’t need to wait until winter to list their home will benefit the most since the seasonality of real estate sales in our market is not a factor.
